Maintenance Tech Needed (rochester ny)

Summary: Responsible for maintaining the physical condition and appearance of the site by performing the following duties.

Our maintenance technicians must be able to diagnose and perform minor and routine maintenance/repair in a timely and professional manner. Service requests are to be completed on a daily basis documenting work performed including parts. Other duties include restoring apartments to "make ready" status in a timely fashion and completing special project as assigned by supervisor and Site Manager. Maintenance technicians have a responsibility to assist in keeping the grounds neat and free of litter.
The ability to work overtime and 24 hour on call hours is a must along with a valid drivers' license and personal transportation.
Our technicians are expected to have a "service attitude" and be able to promote good public relations with our residents, co-workers and company staff. Displaying a friendly and courteous attitude towards resident and staff is must to ensure site morale.

Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Ability to apply common sense understanding to carry out simple one- or two-step instructions. Ability to deal with standardized situations with only occasional or no variables.
To perform this job successfully, an individual should have knowledge of word processing software; spreadsheet software and inventory software.
High school diploma or general education degree (GED); or less than one year related experience or training; or equivalent combination of education and experience.
HVAC training is a plus.
Experience with Low Income Tax Credit and Section 8 a plus.
